During Sprint Planning, make sure you have a balanced Sprint Backlog with refactoring, spike, maintenance and business as usual stories along with new development. Excessive new development with weak focus on balancing the backlog with enablers leads to technical debt which impacts velocity and quality down the line. Make sure the Product Owner and the client understand that and set their expectations accordingly.
